Development
Land, brief, design team, approvals and a construction programme a buyer can follow.
Residential company
The residential company of Axis Group. Its work is apartment homes in Nigerian cities: choosing a site that can carry the building, coordinating design and construction, and remaining in charge of the place after residents collect their keys.
The job
A completed block is the start of the company’s obligation, not the end of it. The Axis Apartment is organised around four kinds of work that stay with one management line.
Land, brief, design team, approvals and a construction programme a buyer can follow.
Apartments offered for ownership or for a longer stay, with the unit described in writing before money changes hands.
Power, water, drainage, lifts, fire protection and waste — specified as part of the project, then maintained.
A named contact, a way to log a fault, and common areas kept to the standard that was sold.
From brief to occupied building
Access, drainage, title, neighbours, and whether power and water can be made reliable here. A handsome elevation on a plot that floods is not a project.
Household size, parking, storage, a room for staff where that is part of the brief, and a service-charge level the intended resident can live with. The number of units follows the brief. It is not forced the other way.
Structure, wet rooms, kitchens, stairs, lifts, fire escape, refuse, and where a generator, solar plant or water treatment will actually sit. Those rooms are designed, not left as a yard behind the fence.
Site progress is checked against the design. Variations are written. Finishes, joinery, waterproofing and fire doors are inspected before a home is called complete.
Floor area, what is fitted, what stays with the building, the parking that belongs to the home, and what the service charge is intended to pay for. A resident should not discover the exclusions after moving in.
Snag list, keys, meter details, manuals and house rules. Then operations: common areas, security oversight, water, power and a fault log that closes.
Inside a Transaxis building
Every project has its own drawings. These are the conditions Axis Group expects The Axis Apartment to design for, rather than treat as extras.
Rooms that can take furniture. Kitchens and bathrooms that are waterproofed. Cross-ventilation where the plan allows it. Storage that was drawn, not improvised in a corridor.
Grid supply is not treated as the whole plan. Backup generation, and solar-hybrid where it earns its keep, are scoped with Transaxis Energy so the plant matches the building’s real load. Fuel for that plant is a supply question the group already knows how to answer.
Storage, treatment where the source needs it, pressure to the upper floors, and drainage that leaves the site. Refuse is given a place that can be collected, not a corner of the car park.
Escape routes, extinguishers or hose points as the design requires, and a way for a service vehicle to reach the building. Lifts, where the height calls for them, are specified with a maintenance contract in mind.
A controlled entrance, lighting on the approach, and a record of who is on duty. Cameras support the people at the gate. They do not replace them.
Stairs, lobbies, the roof if it is used, and any shared court are finished to a standard the management can keep. A space that cannot be cleaned will not stay presentable.
After the keys
A named manager. A number that is answered. Faults written down with a date. Common lights, pumps and gates repaired because the building fund exists for that reason. Notice before a noisy work or a shutdown. House rules that apply to every unit, including those still held by the company.
It is explained as a list: security, common power and water, cleaning, lift care, waste, and a reserve for replacements. It is not a round number with no contents. When the list changes, residents are told what changed.
An owner receives the unit information, the rules, and a path for defects that are still the developer’s to close. After that window, the building is run as a shared asset.
Where a home is offered to live in rather than to buy, the term, what is included, and who maintains the interior are written in the same plain way.
Axis Group does not replace the building manager. It asks the apartment company to keep the standard, and it can put Transaxis Energy on power, fuel and solar-hybrid questions so the plant is not an afterthought.
Talk to the apartment desk
A separate public line for The Axis Apartment has not been issued on this site yet. Send the enquiry to the group office and put “The Axis Apartment” in the subject, with the city, whether you are asking about a home or about managing a building, and how you prefer to be reached.
Project sheets — addresses, unit mixes and prices — are published when a scheme is ready to be offered. They are not invented ahead of that.
